FEMA National Flood Hazard Layer
Returns flood zone designation (AE, VE, X, AO), Base Flood Elevation, FIRM panel number, and effective date. Flags active LOMR activity when detected.

Confirms whether the site is within the High Velocity Hurricane Zone, returns applicable design wind speed, and flags FBC Chapter 16 provisions that apply.
MDC / PBC Planning Division GIS
Returns the Comp Plan FLU designation for the parcel — density ceilings, intensity limits, and consistency requirements that constrain any development program.

Identifies if the site falls within a wellfield protection zone and which zone tier — use restrictions escalate significantly in inner protection zones.
MDC DERM Open Data Hub
Flags proximity to brownfield sites, contaminated parcels, and DEP-registered petroleum cleanup sites. Phase I ESA triggers depend on project type.

Flags whether the site is seaward of the CCCL and estimates proximity. Construction seaward of the CCCL requires a DEP CCCL permit with elevated design standards.
